Background
Kings Grant Forest subdivision was founded in 1968, by developer, H. B. Zachary. At that time, the benefits of homeownership included use of the neighborhood amenities that were the pool and clubhouse. It is believed the maintenance costs were funded by the developer along with the sign and lawn care costs during the neighborhood’s early years.
In 1984, a group of residents formed and incorporated Kings Grant Forest Club, Inc. (KGFC) as a non-profit organization for the purpose of preserving, maintaining and operating the neighborhood clubhouse and pool for use of its members and guests. In 1987, J. H. Uptmore (successor) deeded the front entrance property, pool and clubhouse to KGFC with the condition that the property be preserved and maintained for the social use of its members. The Deed further restricts the disposition of the property in the event of its abandonment.
In the years that followed, the costs related to the common property were carried by the members and The Garden Club. The Garden Club disbanded in the 1990’s and grounds care became the responsibility of KGFC.
